DO I GET THE TITLE DEEDS FOR MY PROPERTY?
Yes, the new Dubai property law now enables locals and foreigners to own and register property in the Dubai Lands and property department. You will get the deeds after the property has been completed. If, however, you wish to resell the property before it is built or any time up to completion, then all you need is your original contract.

CAN I PLACE THE PROPERTY IN MY WILL?
Yes, you can, but local law does not validate wills here. And as far as expatriates are concerned, inheritance laws of the country they belong to would apply. It is therefore advisable to buy property in joint names so it goes to either or survivor.

IS THERE ANY CAPITAL GAINS TAX ON THE SALE OF MY PROPERTY?
No. There are no such taxations in Dubai

CAN I MAKE MODIFICATIONS TO THE FLOOR PLAN/ DESIGN OF MY UNIT?
Yes, you can. Such changes are allowed on specific floors and there may be additional costs associated with the extent of modifications desired. Please consult us on your requirements and we would get back with a specific answer

WHEN CAN I RE-SELL & WHAT FEES ARE PAYABLE?
If need be, you can re-sell after fulfilling a minimum of 30% payments. There is a AED 5000 Admin fees payable to the developer and 2% to the Land department for transfer of ownership.

ARE THESE GOOD TIMES TO SELL AND MOVE ON?
Historically, sporting villages, facilities, training academies and venues are known to succeed despite adverse events. This is perhaps because sports are generally viewed as ‘happening places’ and good ways not only to fight gloom, but also rejuvenate economic activities! Being fully furnished, the project was priced reasonably even at the peak of the real estate boom in Dubai. Add to this the lure of the big brand academies, stadiums, decongested zoning & project location- adjoining the Golf Course, where properties tend to appreciate over time… and so it does seem to make economic sense to aim for the long haul.
